How letting works with us
If you're renting
When you find a home you'd like, you fill in an application and we run the referencing. That usually means checking your income, your previous tenancy and your credit history. By law we also have to see documents that show your right to rent in England, so keep your passport or other ID to hand.
You may be asked for a holding deposit to take the home off the market while the checks are done. Under the Tenant Fees Act, a holding deposit can be no more than one week's rent. Before you move in, you sign the tenancy agreement and pay the first month's rent and a security deposit. Your landlord must protect that deposit in a government-approved scheme, and you'll be told which one.
On the day you move in you'll get the keys and an inventory recording the condition of the home. Read it carefully and tell us about anything you'd add.

Start by telling us about the property: where it is in Worthing, its size, and when it will be ready to let. We'll talk you through the rent it's likely to achieve in that part of town and what tenants there tend to look for.
Before a tenant moves in you'll need the safety paperwork in place. That means a gas safety certificate if the property has a gas supply, an Energy Performance Certificate and an electrical safety report. We'll tell you if anything is missing.
We advertise the property, arrange viewings and reference applicants, and you decide who to accept. How much of the day-to-day running of the tenancy you hand over is for you to choose, and we're happy to go through the options at the office on the Strand.
